Whilst the season looks over to most people, the ground is still firm, one tow plane has been left active and a 2-33 and K21 are at the front of the main hangar. If enough members show up on a good day, there will always be a willing tow pilot. By example, see Doug's post regarding Thursday 16th November.
The tiling bill came in at 40K and, after a small amount of negotiation, this will be paid off in the form of withheld land rent 2022 and 2023 and a quarter of 2024 land rent.
Long term, over the next few years, land rent will increase from the current net $17560 a year to $35,190 (at todays prices) the continuing dramatic rise in the value of Ontario land and rental prices means we may expect significantly more in due course. The land rent will secure our future.
Since no volunteers came forward to pull up the clubhouse floor this Fall, we postpone the project until the Spring. The growing fungus under the floor makes this a critical activity for 2024.
The derelict house near the entrance is due to be demolished over the course of two or three days, work due to commence quite soon, at a cost of just under 10K. The cost is primarily due to the removal of debris rather than the actual demolition.
EKV engine is kaput and needs refurbishing or replacing. The board have accepted the tow plane committee proposal to maintain a fleet of three tow planes. The various options for getting EKV ready for air work at the start of next season are being followed up. The cost is likely to be between 50k and 90k.
The small cabin has been insulated, to make it a more desirable overnight accommodation in future. If this proves correct, we will plan how to insulate the two larger cabins.
The southern fence, opposite the threshold to 32, has been taken down.
Doug Shaw will remove shrubs/stumps where the fence was taken down, roll all the runways etc. in the Spring.
The club finances, despite the above projects, remains healthy.
